Generic Terms & Conditions for Property Management Services
1. Scope of Services
The Property Management Company (“Manager”) shall provide management services for the Property, which may include:

Security and safety services

Cleaning, janitorial, and sanitation

Preventive and corrective maintenance
-
Utilities management (electricity, water, waste, etc.)
-
Administration of common areas and facilities
-
Collection of dues and assessments
-
Customer service and tenant/owner relations
2. Obligations of the Manager

To maintain the property in good order and condition.

To ensure compliance with applicable laws, regulations, and local ordinances.

To manage funds responsibly, with proper accounting and reporting.

To engage qualified contractors or service providers as necessary.

To uphold safety, sustainability, and environmental standards.
3. Obligations of Tenants/Owners/Clients
-
To pay all dues, rent, fees, and charges on time.

To comply with property rules, regulations, and house policies.

To maintain individual units in good condition and avoid causing damage to common areas.

To respect the rights of other tenants, owners, and visitors.

To promptly report incidents, repairs, or emergencies to the Manager.
4. Payments & Fees

All dues, service charges, and other fees must be paid on or before the due date.

Late payments may incur interest or penalties as prescribed.

Manager reserves the right to suspend services or deny facility access for non-payment.
5. Use of Property & Facilities
-
Common areas and amenities are for the use of authorized tenants/owners only.

Commercial activities, nuisance, or unlawful conduct are strictly prohibited.

Any modifications or alterations to units must be approved by the Manager and/or relevant authorities.
6. Liability
-
The Manager shall not be held liable for losses or damages arising from:

Acts of God, force majeure, or natural calamities
-
Actions of third-party service providers or contractors
-
Misuse, negligence, or misconduct by tenants/owners/visitors

Tenants/owners are responsible for insuring their personal property.
7. Termination

Either party may terminate the agreement subject to written notice (e.g., 30–60 days).

Grounds for termination include non-payment, breach of rules, or illegal activities.
8. Dispute Resolution
-
Any disputes shall first be resolved through negotiation or mediation.

If unresolved, disputes shall be submitted to arbitration or the proper courts of jurisdiction.
9. Amendments
-
The Manager reserves the right to revise or amend these Terms & Conditions, with due notice to tenants/owners.
10. Governing Law
-
These Terms & Conditions shall be governed by and construed in accordance with the laws of the Republic of the Philippines.
